Process


Are you wondering how the construction process may go on a new build, renovation, or addition project should you decide to work with us? If so, please review the following:

Phase 1: Introduction

This is where we discuss the basics of your project. It's often performed through a few phone calls and/or emails, possibly some photos and/or a site visit. We do this in order to help determine what your vision is and whether we may be the right fit.

A provisional general estimate may (or may not) be provided at this stage. This estimate is not ‘set in stone,’ does not include a full breakdown of cost analysis, and is subject to change as the actual details of your specific project are determined.

Do note that we’re not here to "sell" you anything—we’re here to try to help you build something that fits your vision, life, and budget (if possible). If you have a specific number in mind, let us know as early as possible before placing deposits.

Phase 2: Preliminary Design / Pre-Construction

A Preliminary Building Agreement (PBA) is the next step so we can start the actual pre-construction and design process, which may take anywhere from 1 to 6 months (or more).

There is a non-refundable fee charged at this time; however, if you choose to use us to complete your construction project, this fee is typically credited to the construction phase.

The services provided for this part will vary according to the size and complexity of the project itself. Some of the services which may be performed are:

Any design service in relation to Plans, Product, Material, and/or Color Selections may incur an additional fee based on the level required, etc. Clients may retain their own interior designer if they wish. (For referrals, click here)

All Professional, Survey, Architectural, Engineering, and Design fees are also the responsibility of the Client and charged separately from the PBA fees.

Architectural, engineering, and surveyors are typically booked 3 to 6 months out.

Phase 3: Construction Permitting

Once the final plans are completed (including engineering); all product, material, and color selections have been made; and any zoning, environmental, or HOA approvals are secured, etc., we will then provide a preliminary construction budget detailing the projected costs involved with your project.

When this budget has been accepted and initial payments have been submitted to us, the application for Construction permits will be submitted.

This is also when the plans will be remitted to the city / county for review. This process may take anywhere from 2 to 8 weeks, depending on complexity of the project and backlog.

Permits that require more intricate Engineering, Tree Surveys, and/or Land Development may take longer.

Phase 4: Construction

After all necessary permits are obtained, and the majority of special order and hard-to-secure items have been confirmed as available, construction will then begin.

The timeline for construction will depend on the size of your project, specific selections and design, the weather, and supply chain delays. Note, due to the current construction environment, we do not guarantee an "exact" completion date--however, we ususally can provide a general idea of when things may come to a close.
